The village master plan, adopted in 2016 and renewed in 2021, says every home can use public sanitary sewer. It also says no homes remain on septic systems. The village water department says Oakland County established and maintains the sewer lines.
The system includes separate sanitary sewers and combined sewers. A combined sewer carries storm water and sewage in one pipe. Like other towns with pre-1950s sewers, part of the village's system was designed that way, the village says.
A retention basin in Douglas Evans Nature Preserve holds combined sewer flow, then releases it slowly to the Evergreen Interceptor. Several pumping stations serve the system. The county drain office runs one on Lahser Road south of 13 Mile. The village's own newsletter says many parts of its water and sewer system are old and need repair or replacement.
The village's flooding page lists a sanitary sewer backup as one cause of basement floods. Groundwater seeping through the walls is another, and that problem calls for foundation waterproofing instead. The village also asks residents to report a flooded basement, so it can track which homes flood.
Water coming up through a basement floor drain points to the sewer side. If the public sewer is clear, the next place to look is your own lateral. A plumber or a drain cleaner clears a simple clog. When the pipe itself has cracked or filled with roots, we repair or replace it.
A camera inspection shows which job you have before the digging starts. Every dig begins with a MISS DIG 811 ticket, filed at least three business days ahead. New pipe goes down on firm bedding at a steady slope to the main. Then we backfill in lifts and restore the lawn or pavement the trench crossed.
The village Building Department issues permits and inspections for sewer and plumbing work, along with concrete and culverts. Its sewer installation application covers the line and any tap into a sewer or manhole. Storm and sanitary sewers are separate permits.
The village fee schedule says sewer work in the road right of way needs a permit and a performance bond. The trench there is backfilled with sand, and the road must be kept in good repair with barricades in place. The building department tells you which permits your address needs.
Water comes from the Great Lakes Water Authority, delivered by the Southeastern Oakland County Water Authority. Feeder mains along Southfield Road, Greenfield Road, 13 Mile and 14 Mile carry it into the village. The village fee schedule requires at least 1-inch copper for a new or replacement water service from the curb box.
Lots get bigger as you head west. The master plan puts most lots east of Southfield Road at 6,000 to 15,000 square feet. Between Southfield Road and Evergreen Road, they run about 12,000 to 20,000. West of Evergreen Road, many top 20,000 square feet, and some reach two to four acres.
The master plan calls the village virtually built out. Most new building happens on lots that already have a house. The plan also notes that many owners prefer major renovation or demolition to get the home they want.
Before a house comes down, the village wrecking permit needs proof that utilities are disconnected and fencing is up. On village roads, new construction and demolition also need a road preservation bond, with photos of the road first.
