Every build has an order. The dig comes first, and underground lines go in before the concrete and asphalt that cover them. Inspections sit between those steps. We set the schedule around that order, so each trade knows its start date.
Some waits are set by law. Michigan's MISS DIG law requires each excavator on a shared site to file its own dig notice. MISS DIG 811 asks for that notice at least three business days before the dig. A standard ticket stays valid for 21 days from its start date, so dig dates and tickets must line up.
County permits take time too. Any work that taps into or crosses a county drain needs a permit from the Macomb County Public Works Office. The office says a drain permit takes about 90 days from the day it is submitted. On storm drain and catch basin work that ties into a county drain, that wait goes on the schedule first.
One build can need sign-offs from more than one office. The local building department inspects work done under its permits. In Harrison Township, that covers building, plumbing, heating and electrical work. The Macomb County Health Department permits and inspects septic systems.
Each office keeps its own rules. Macomb Township's new home checklist says the approved plans must be on site for all inspections. In Washington Township, the base permit fee covers one inspection, and each added inspection carries its own fee. A failed inspection there costs money as well as time.
Order matters too. In Oakland County next door, a lot without public sewer needs septic permits before any building permit is issued. On those lots, the permit for septic system installation comes first. We keep the inspection schedule and the paperwork the owner's permit requires moving.

Changes come up during a build. A trench can turn up an old line, or you may decide on a wider drive. We price each change in writing, and the work changes only after you approve it.
Closeout means the final inspections have passed and the punch list is done. Lawn and pavement disturbed by the work are restored before we leave. You get the inspection and test records for your files.
