What a Concrete Foundation Contractor Pours

Footings are the wide concrete base under a building. They spread the weight of the walls into the soil below. Foundation walls rise from the footings and carry the house or addition above.

We pour slabs for homes, additions and garages too. The garage's size and the town's rules decide whether it sits on full footings or a lighter base.

For light commercial buildings, we pour foundations to the project's drawings and the Michigan Building Code. After the foundation, our commercial concrete flatwork covers sidewalks, loading docks, warehouse floors and parking areas.

How Deep Do Footings Go in Macomb County?

Frost is the reason footings go deep. Wet soil swells as it freezes and can lift a shallow footing. The Michigan Residential Code sets the rule: all exterior footings and foundation systems extend 42 inches below actual grade.

The building official can change that depth when a site calls for it. The code lists soil type and ground water conditions among the reasons. In Chesterfield Township, on Anchor Bay, much of the ground is heavy lake-plain clay with a high seasonal water table. Much of western Washington Township sits on rolling, well-drained moraine soils instead.

Your local building department enforces the code and has the final word for your lot. We set every footing to the depth the code and the building official require.

A Foundation Contractor for Builders and Owners

We pour foundations for general contractors and builders, and we work directly for owners too. Either way, we pour to the approved plans. In Macomb Township, for example, approved plans must be on site for all inspections.

Inspections come in stages. Macomb Township lists separate inspections for a new home's basement footings, garage footing and basement backfill. An addition gets a footing inspection, plus a backfill inspection when it has a basement.

After proper cure time and any required inspection, backfill goes back in compacted lifts. Then we restore the ground the dig disturbed. Membranes, dimple board, footing drain tile and edge drains are part of our foundation waterproofing work.

How much does a concrete foundation cost?
The size and shape of the footprint drive the price, along with the height of the walls. The depth of the dig and the soil matter too. Steel and any cold-weather protection add to it. We look at the plans and the site, then put a free estimate in writing.
Does a detached garage need a 42 inch footing?
It depends on the garage's size and your town's rules. In Macomb Township, a freestanding garage over 600 square feet must sit on a 42 inch footing. A smaller one can sit on a 24 inch deep ratwall under a 4 inch slab. Your building department confirms the rule for your lot.
Can I hire you directly for an addition or a garage?
Yes. We work with general contractors and builders, and we also work directly for homeowners. For an addition or a garage, we pour the foundation and the slab to your approved plans. We can also pour the concrete driveway that leads to a new garage.
Can you pour a foundation in the winter?
Yes, when the project requires it. For a cold-weather pour, we use heated blankets and accelerated mix designs. Fresh concrete has to be kept from freezing while it gains strength.
What if my lot has a septic system?
Macomb Township's garage permit asks for a plot plan that shows the septic tank and field. In Oakland County, no building may sit over a septic system. A garage or an addition there also triggers a review of the system. If the project calls for a new system, we handle septic system installation as well.
Who applies for the building permit?
The owner or the builder usually applies to the local building department. In Macomb Township, an addition's permit drawings include footing and foundation plans. A basement under the addition also calls for a soil erosion permit there. We pour to the plans the department approves.
